Peru has listing sites. Urbania and Adondevivir are the ones city buyers open first. They are useful. They are not the market. A great deal of property moves because someone knows someone, or because a phone number is painted on a wall.
Se vende
The sign is often literal: se vende, a number, sometimes a price that has been crossed out. The number may be the owner, a relative, or a person who collects buyers. The sign may be a year old. It is still worth a look and a call. It is not worth a deposit. I treat the sign as an introduction to a file, and the file has to survive the registry.
The cousin
Word of mouth is how houses move in towns where nobody bothers with a portal. The advantage is that you hear about a place before it is dressed up for a foreigner. The risk is that “my uncle is selling” skips the spouse, the heirs, or the co-owner. Charm is not a partida registral.
Brokers, portals, and groups
A local broker who walks that district can save weeks. A broker who only forwards WhatsApp albums cannot. The portals show asking prices, which is a start for benchmarking and a bad end if you think the asking price is a sale. Facebook groups are faster and worse: reposts, stale photos, and a price that crept up because the audience is foreign. That creep is what I mean by gringo pricing. I compare it with ranges I know from buying and selling. I do not publish the ranges as a table, because a table goes stale and starts to look like a promise.
What the photo cannot hold
Noise, the neighbor’s workshop, the dump beyond the wall, the river, the pesticide schedule, the road in the rain, the tank that is empty by evening. Those are why scouting is the service, and why a live call beats a gallery. Video tours of places, as a journal, are something I intend to add. They are not on this page today.
Off-market, said plainly
I look for properties that are not dressed for an English ad, when they match what you said you need. Off-market is not a magic discount. It is a way to see the local price before it is performed. Some of those properties are unsellable for a reason. The work is telling the difference, with a lawyer on the paper and a person on the ground.
