What is true

I was born in the United States. I later became a naturalized Peruvian citizen. I bought property before that, and I bought property after. I have lived in various parts of the country. I have bought and sold for a profit because I knew local price ranges. I am not publishing the prices, the profits, or the addresses. There is a page waiting for those stories in my own words, and it is labeled as waiting.

I am not your lawyer, your notary, or your tax advisor. I do not present myself as a registered agente inmobiliario. What I do

• Help you decide what kind of life you are shopping for, including a rental first.
• Match climate, hospitals, and budget to places I can describe honestly.
• Search, including off-market, and compare a price with local ranges.
• Scout: photos, video, neighbors, boundaries, and the hours listings skip.
• Sit with you through the sequence and introduce the independent professionals.
• Afterward, caretaker check-ins and a clear eye on construction. Not a management company.

What I do not do

• Give legal, tax, immigration, or investment advice.
• Guarantee a title, a profit, a rental yield, or a visa. Buying property does not grant residency. Land values can fall.
• Claim I can walk every region of Peru. Other regions happen through a trusted local contact when that is the honest fit.
• Publish a commission policy. Fees are quoted for a stated service after intake.
• Remove squatters, pressure a neighbor, or “fix” a file that your lawyer says is bad.
