When I say I can help with an 8×20 meter lot for a few thousand dollars, I mean a kind of lot that exists in some towns, not a promise you will find it behind the park in Miraflores. When I say forest land on the order of 100 hectares, I mean a large rural purchase with more paper, not a softer one. Cheap is a word that hides the object.
The small lot
It may be titled, urban, and dull, which is the good version: a rectangle, a partida, parameters that allow a simple house, and a street that already has water and power. It may also be the cheap version of cheap: a possession paper, a slope, a tax debt, or a corner that does not match the drawing. The visit is how you tell those apart. The registry is how your lawyer confirms it.
The unfinished shell
Brick, a slab, rebar waiting, no windows, a roof that is a promise. People tour it at noon and call it a house. It is a construction project that has paused. Pause can mean money, a family disagreement, or a permit that never existed. Autoconstrucción is normal in the landscape and it is a different risk from a building an engineer signed. Cracks, columns, and the way the roof meets the wall are the conversation, ideally with an engineer if you intend to sleep under it.
The house that still needs a house
A place can have a door and still need a new roof, a real electrical install, a cistern, and an elevated tank because municipal pressure is a rumor. In Lima the winter is damp even when it does not rain, and a house without sun and without ventilation grows mold. In the jungle the same sentence adds termites and a hard rain. On the north coast the sentence adds salt and, in a bad year, water where the street was.
The large land
Hectares look like freedom on a map. On the ground they look like a gate, a track, a neighbor’s track, a ditch, and a question about who has used the place for twenty years. Community land is not a bargain private farm. A constancia de posesión is not a title you fold into your passport. Water may be a registered right, a custom, or a conflict. If the only access crosses someone else, you have bought a lot you reach by permission until a lawyer tells you otherwise.
What the building costs, in kind
I will not print a dollar quote and call it the market. Labor from a maestro de obra is often the line people brag about. Cement, steel, tile, plumbing, a proper electrical job, and a roof that survives the local sky are the lines that move. A single simple room can be a modest local project. A finished house you would hand to a parent is another project. Jungle work adds treatment for insects and for water that comes from the air as well as the sky. Get written quotes on your plan. A number in a Facebook comment is a rumor with confidence.
Holding is allowed. It is not free.
You can buy land and build years later. You can also sell. I have sold for a profit because the purchase price fit what I knew of the range. That is not a forecast for you. While the land sits, someone should look at it. Predial still exists for titled property. A caretaker is a person, not a concept. Values can fall.
